Common roof problems, and what they mean

Most people do not call a roofer about a service. They call because there is a stain on the ceiling, a tile on the lawn or water coming in round the chimney. These pages start from what you can see.

Each one explains the signs, the usual causes and what we do about it, with honest wording on price. Where a page on our services or guides already answers a question in full, such as storm damage, gutters or whether to repair or replace, we link to it rather than writing it twice.

Every problem, in detail

  • Chimney leaking Damp on a chimney breast or a leak beside the stack. The four places a chimney lets water in, how we find which one it is, and how we fix it for good.
  • Flat roof leaking Why flat roofs leak, how to tell a repairable split from a covering at the end of its life, and what we do about it on felt, EPDM rubber and older roofs.
  • Moss on the roof Moss on roof tiles is mostly cosmetic until it blocks gutters, lifts tiles or holds water. When to remove it, how we do it, and why we never pressure wash.
  • Roof leaking A roof leak rarely starts where the stain is. How we trace a leak to its source on tiled, slate and flat roofs, and what a proper repair involves.
  • Slipped or missing tiles Why tiles and slates slip or blow off, what it means for the rest of the roof, and how we refix or replace them so they stay put. Free fixed quotes.
