Roof maintenance: small jobs now instead of big ones later
Most big roofing bills start as a slipped tile or a blocked valley that nobody noticed. A maintenance visit clears and fixes the small things before they turn into the expensive ones.
What a maintenance visit covers
Each visit is carried out by our own team and includes:
- Gutters, valleys and outlets cleared and flushed, with the falls checked with water
- Slipped, cracked and missing tiles or slates refixed or replaced
- Ridges, hips and verges checked for movement and loose mortar
- Lead flashings, chimneys and roof windows checked and resealed where needed
- Flat roofs checked for splits, blisters and standing water
- Moss removed where it is holding water against the roof
Small repairs on the day, bigger ones priced first
Anything small is fixed while we are up there: a tile rehung, a bracket refixed, a short run of pointing made good. Anything bigger is photographed and priced separately, and nothing is started without your say so.
A photo record of the roof
Every visit comes with dated photographs of what we found and what we did. Over a few years that becomes a record of how the roof is ageing, which is what lets you plan a re-roof years ahead rather than have one forced on you. For landlords and managing agents it is also the record that settles a dispute with a tenant or an insurer.
Who it is worth it for
Anyone with trees near the house, valleys or box gutters, a let property, a managed block or a commercial roof. It is not worth it on a newer roof in an open spot with no trees, and we will say so.
Questions
How often?
Once a year for most houses, twice a year where there are trees, valleys or box gutters.
Is it a contract?
No. It is an arrangement you can stop whenever you like.
Do you look after blocks and portfolios?
Yes. Landlords and managing agents get one point of contact and a photo record for every property.
